Florida contractors have had the option to use a private provider for over 20 years. But finding the right one is still word of mouth, a name passed along on a jobsite, or a search that turns up a handful of firms and no way to tell which of them fits what you need.

It got to a point where hearing horror stories from contractors about private providers became normal.

"They're slow. They ghost me on an inspection. I can't get anyone on the phone. They said they could do the job, and then it turns out they can't."

Right now the only way to find a private provider is one at a time. You get a name, you call, you explain the project, and you find out whether it's going to work after you've already committed to it.

And for the times it doesn't work out, you feel trapped. The building department is terrible. But so was that experience. Now what do you do?

What goes into matching?

  • 1. Registration

    Often overlooked, and it's a silent timeline killer.


    Is the private provider even registered to work in your municipality? 


    Are they still registered after the recent HB 803 updates?


     Some municipalities make registration easy. Others are terrible about it.


    If you're ready to submit for plan review and your provider isn't registered where you're building, that's days or weeks you didn't plan for.

  • 2. Logistics

    If a provider's closest inspector is an hour away from the job site, that drive time is in your bid and you're the one paying for it. 


    Some providers offer virtual inspections, which solves the distance problem. 


    But if you don't want virtual inspections on your job, you're right back where you started. 


    So we ask both sides.

  • 3. Demand

    Does the private provider actually want the work?


    Every private provider has projects they want and projects they take because they're behind this month and it's good money. 


    Maybe it's a municipality they don't like dealing with. Maybe the scope is above them, or beneath them.


    It's still a yes on the phone. 


    You feel it later.

  • 4. Volume

    And then there's volume. A two man shop doing in person inspections cannot serve an aluminum contractor running 50 pool cages a month. That isn't a knock on the two man shop. It's a bad match.


    Certain private providers set a minimum regarding project counts and don't do one-offs. Some contractors move enough work to drown a provider who said yes without understanding what they were agreeing to.

Discovering the necessary details for a good match isn't something you can find in a directory listing. It comes from detailed information gathering and vetting. We line that information and compare it to your submission to find out if there's a possibility for a good fit.
